Council Tax Calculator

Estimate your annual council tax by band, region, and discounts.

Typical property: Average semi, small detached. Bands based on April 1991 valuations.

Annual Council Tax

£2,050

Monthly Payment

£205/mo

Paid over 10 months (April to January)

How the Calculation Works

The formula is straightforward:

Annual bill = Regional Band D rate x (band fraction / 9) - discount percentage

For example, a Band C property in the South East with single person discount:

£2,195 x (8/9) = £1,951 (before discount)
£1,951 x 0.75 = £1,463 (after 25% single person discount)
Monthly: £1,463 / 10 = £146 (10-month) or £122 (12-month)

Important Notes

  • This calculator uses regional average Band D rates for 2026/27. Your actual bill depends on your specific council.
  • Scotland uses different band ratios for bands E to H (steeper multipliers since 2017). This calculator applies the Scottish ratios when Scotland is selected.
  • For your exact bill, check your local council's website or refer to your annual council tax notice.
  • The calculator does not account for parish precepts, which can add £20 to £200+ in some areas.

Frequently Asked Questions

How accurate is this calculator?

It uses regional average rates and is typically within 10% of your actual bill. For exact figures, check your council's website.

How is council tax calculated?

Your council's Band D rate multiplied by your band's fraction (6/9 for Band A up to 18/9 for Band H), minus any discount percentage.

What is the difference between 10 and 12 month payments?

Same total, different monthly amounts. 10 months = higher monthly payment (April to January). 12 months = lower monthly payment all year.
